What hoarding clearance involves

A hoarding clearance is the careful, planned removal of accumulated contents from a property where the volume has become difficult to live with or to manage. It usually involves sorting as well as lifting: separating items to keep, items to donate or recycle, and items to dispose of. It may cover one room or the whole house, along with lofts, garages, sheds, yards and gardens.

Most of our clearances also include some cleaning once space has been recovered, because floors, kitchens and bathrooms are often only reachable after contents are moved.

How it differs from ordinary rubbish removal

A waste crew is measured on how quickly a van fills. A sensitive clearance is measured on whether the right things were kept and whether the person living there felt respected. We move at the agreed pace, we ask before removing anything uncertain, and we expect decisions to take time.

It also means practical differences: more sorting time, more trips, protective equipment, and a plan that anticipates restricted access between rooms.

Full, partial and room-by-room clearance

A full clearance empties the property to an agreed standard, typically before a sale, re-let or renovation. A partial clearance targets the areas causing the most difficulty — often a kitchen, a bathroom, a hallway or a staircase — so the home becomes safer without everything being disturbed at once. Room-by-room work spreads the same job over several visits, with each visit agreed in advance.

Sorting, retention and document recovery

Before we begin, we agree a sorting method: what is obviously staying, what is obviously going, and what needs a decision. Anything that looks potentially important — paperwork, photographs, cards, jewellery, cash, keys, medication — is set aside in a marked container for you to look through.

We are careful, but we do not promise that a specific missing item will be found. If a valuables search is a priority, tell us at the quote stage so the time is built into the plan.

Reuse, recycling and disposal

Where it is practical and you agree, we separate reusable furniture and household goods for donation, and separate recyclable materials from general waste. The remainder goes to authorised facilities, and we can provide disposal records where they apply.

Deep cleaning afterwards

Once contents are out we can clean through: kitchens and bathrooms, floors, surfaces, and odour treatment where appropriate. Some properties also need a specialist — for regulated, biological or hazardous material — and we will tell you honestly when that is the case rather than attempt work outside our licences.

Access, parking and practicalities

Access shapes the plan more than most people expect: upper-floor flats, lift availability, narrow staircases, permit parking, tight rural lanes and blocked internal doorways all affect how long the work takes. We check these at assessment so the quote is realistic and the day runs quietly.

Working with relatives and organisations

Where a family member is arranging help, we are happy to speak to everyone involved and keep the person living in the property at the centre of the decisions. For landlords, housing associations, solicitors and support professionals we provide clear scopes, timed attendance and completion photographs.

What happens on the day

We arrive at the agreed time, protect floors and doorways where needed, and confirm the plan before anything moves. Sorting containers are set up, waste is loaded steadily, and we check in with you at natural pauses rather than interrupting constantly. At the end we walk the cleared areas with you, remove the agreed waste and confirm the next step.

What affects the price

There is no fixed price for this work, and we will not quote one blind. The cost depends on property size, volume of contents, number of rooms, access and parking, floor level and lift availability, labour and sorting time, the type and weight of waste, whether specialist cleaning is needed, the number of vehicle loads, disposal charges, travel, and whether the job needs multiple visits.
